Project Request: The homeowner had a leaky 3-tab asphalt shingle roof, deteriorating masonite siding, and old, drafty, single-pane windows. The home was a Cape Cod style that was built in 1977 in the charming Forest Hill Park neighborhood of the City of Richmond. She wanted to replace her roof, siding, windows, and gutters and recreate a more authentic New England cottage look for the Cape Cod home.

We love giving an older home a complete facelift and we got to have an impact on every detail of this home’s exterior.

For the roof, the homeowner chose GAF’s Timberline HDZ shingles in Oyster Gray because she liked the longer StainGuard-Plus warranty that they provide. Her old roof had quite a bit of algae streaking due to the tree coverage in her neighborhood.
She loved the look of the Straight Edge shake byJames Hardie in Cobblestone with Arctic White trim. This was a key component in recreating that New England cottage appearance.
Since the home was built just before 1978, we recommended testing the home components to be replaced for lead paint. The recommendation and the $250 she paid for testing was a good investment because it saved her thousands when the paint chips tested negative for lead and we could avoid the lead RRP (Renovate Repair & Paint) protocol.

After her painter re-painted the wooden shutters, flower boxes, and dormer diamonds, we re-installed them.
The window replacement was a rare occurrence where the homeowner chose the cottage style window sashes with a smaller upper sash matched with a larger lower sash. This is unique to the cottage look and it turned out great! The windows are the Silver Series Earthwise window by RJT Industries, made right here in Virginia. One of the best features of this particular window purchase was the Simulated Divide Lite (SDL) grids on the outside of the double paned glass with a shadow bar between the glass to recreate the look of the old mullions in wooden windows.

Final Results

The final product looks great! When we can remodel the entire exterior, we can pay special attention to important details where the different parts of the home tie together. With more than good looks, this home now has better ventilation and energy efficiency.
